Spring has sprung in all of its glory. Along with the beautiful flowers popping up are the weeds. In this newsletter, I have provided a "Curb Appeal Test," which you can give to your sellers. Then, watch the curb appeal of your listings go from "weedy and needy" to "beautiful and sold!" Also included in this newsletter are inexpensive tips to address curb appeal needs.

Curb Appeal: Is Your Home Visually Appealing? Does It Pass the Curb Appeal Test?

The easiest and best way to determine what needs to be done to the outside of the home and the lawn is to walk across the street. Look objectively at what the home looks like from that vantage point. Then, take the following curb appeal test:

  • Are the gutters clean and in good repair?
  • How does the driveway look?
  • Are the gutters clean and in good repair?
  • Do the shrubs need pruning?
  • Do the trees need trimming?
  • How do the flower beds look?
  • Is the walkway leading to the house inviting?
  • Does the lawn look clean and neat?
  • Are the house numbers clearly visible?
  • Does the entryway and front door make a great first impression?
  • Are toys, tools, hoses and any other distracting items put away?

It is only after answering and addressing the above curb appeal issues that the seller will have passed the "curb appeal test."

10 Inexpensive Tips to Improve Your Curb Appeal

  1. Clean the outside of the house including shutters, driveway, walkway, and landing.
  2. Clean the gutters.
  3. Replace dead plants in the flower beds with new ones.
  4. Prune overgrown shrubs.
  5. Replace house numbers with more stylish ones, if necessary.
  6. Paint the mailbox.
  7. Change the outside light fixture. Lowe's or Home Depot have many under $25.00 that will do the trick.
  8. Put away all hoses, tools and garden implements.
  9. Make your porch an extension of your living space. Create another room for potential buyers to envision themselves enjoying.
  10. Red flowers appeal to most people. They symbolize home, welcome and warmth.
